We are involved on a daily basis with a number of  residential transactions and would be pleased to assist you in your purchase. People often lose sight of the fact that the Agreement of Purchase and Sale will be the only document which sets out the rights and obligations of the parties. If you want something included , excluded or otherwise dealt with you must insert the appropriate language which sets out the right or obligation.

It is wise to have your own home inpsection carried out prior to any agreement becoming firm and to make any agreement conditional upon the results of the home inpsection. It is unwise to rely on a seller's home inspection report which is often obtained as an additional marketing tool. You cannot  legally rely on those results and thus such a "marketing tool" is more than likely meaningless. Make sure the home inpsector you do hire has a thorough knowledge of building systems , the building code, and has a valid policy of insurance covering errors and omissions.
